Repointing

Repointing is the removal of decayed mortar from the brick joints and its replacement with fresh mortar of appropriate specification. On a Victorian or older chimney the original mortar is almost always lime-based; using a hard modern sand-cement mortar as a 'repair' traps moisture behind the joint face and accelerates decay of the surrounding brick. We specify the right mortar for the substrate, lime mortar (typically NHL 3.5 or NHL 5) for soft historic bricks, stronger cement-based mixes only where appropriate to modern brickwork. Joints are properly raked out to depth, wetted, filled and struck to match the original profile.

Flaunching & pot bedding

The flaunching is the mortar cap on top of the chimney stack that beds the pot(s) in and sheds water off the top of the brickwork. It's exposed on all sides and is normally the first thing to fail. Cracked or missing flaunching lets water directly into the top of the chimney, from where it runs down inside the flue and into the breast. We replace failed flaunching in a strong 3:1 sand-cement mix with plasticiser, correctly shaped to shed water clear of the pot, and re-bed the pot properly at the same time.

Pot replacement

Chimney pots crack, chip and split, from frost, from thermal cycling if in active use, or from simple age. A cracked pot needs replacing (not filling with mastic). We can source replacement pots to match a wide range of period profiles, or fit new modern pots where matching isn't a concern. Where the chimney is no longer in use as a flue, we can fit terminal caps or hood terminals to allow ventilation without water ingress.

Rebuilds from the roofline

Where a chimney has spalled, leaned or lost its top courses beyond the point of repair, a rebuild from the roofline up is the correct fix. We take the stack down to a sound course, salvage bricks where possible for matching, rebuild in matching brick and appropriate mortar, re-form the flaunching, re-bed the pot(s), and renew the lead flashings around the base. The result is a chimney with another 60–100 years of service ahead of it.

Any serious chimney repair is a natural opportunity to renew the lead flashings around the base, often the actual source of a suspected 'chimney leak'. How much does chimney repointing cost?+−

What's the difference between lime mortar and sand-cement?+−

Lime mortar (traditional) is softer, more flexible, and breathable, appropriate for historic and soft brickwork. Sand-cement is harder and rigid, appropriate to modern brick. Using sand-cement on historic brick traps moisture and accelerates brick decay; using lime on modern brick is unnecessarily soft. Specifying the right mortar for the substrate is fundamental.

How long should a properly repaired chimney last?+−

Correctly repointed brickwork in appropriate mortar typically lasts 60–100 years. A full rebuild from the roofline resets the chimney's clock effectively to zero.

What guarantee do you give on chimney work?+−

Can you remove a chimney rather than repair it?+−

Yes, chimney removal or reduction (taking the stack down below the roofline and weathering the roof over) is an alternative where the chimney is no longer in use. Structural implications need consideration; we advise honestly on the options.
