Overview

The work, plainly explained.

What it is

Flat roofing covers everything from a small back-addition extension to a full commercial deck: single-ply membranes, high-performance felt systems and liquid-applied coatings. We repair failed flat roofs and, where the deck or falls have gone beyond repair, strip and rebuild them properly.

Who it's for

Homeowners with a leaking rear extension, a garage roof past its life expectancy, or a dormer that's failed. Landlords and commercial property owners in York, Thirsk and across North Yorkshire dealing with tenanted units or leaking outbuildings.

When it's needed

Standing water more than 24 hours after rain. Visible blisters, splits or bald patches. Interior staining at ceiling corners. Any flat roof pushing past 15–20 years on felt, or where a previous 'repair' has failed within a season.

Why professional work matters

Flat roofs fail from the details, upstands, drips, laps and outlets, long before the field membrane gives up. Getting those details right is the difference between a five-year fix and a twenty-five-year one. That's specialist work, not general building work.

If it's left

What actually happens when this gets ignored.

None of this is scare-copy. It's what we see, week in, week out, on roofs across York and North Yorkshire that were left one winter too long.

Ceiling collapse & timber rot

A slow flat-roof leak rots joists and decking from above. By the time the ceiling stains through, the structure underneath is already compromised, and the repair bill has multiplied.

Insulation saturation

Wet insulation loses its thermal value permanently. You pay for it twice: once to replace it, and again in heating bills every winter until you do.

Repeat 'patch' failures

A tube of mastic on a split seam buys you weeks, not years. Every failed patch damages the surrounding membrane and shortens the roof's remaining life.

Interior damage cascade

Plaster, decoration, flooring, electrics, a persistent flat-roof leak takes them all out in sequence. The roof is always the cheapest part of the repair.

Our process

Five steps. No surprises.

The same process on every job, a two-tile repair or a full re-roof. Predictable, priced, guaranteed.

01

Free Inspection

We attend the property, physically get on the roof where safe, and take photographs of every relevant defect. No sales pitch, a clear read of what's actually happening up there.

02

Written Diagnosis

You receive a plain-English breakdown of what's failed, why it's failed, and the options for putting it right. No jargon, no scare tactics.

03

Fixed-Price Quote

One price in writing. No day rates, no timesheets, no creeping scope. What we quote is what you pay, even if the job takes longer than expected.

04

Scheduled Works

A firm start date and a clear plan of works. Larger jobs run on stage payments; smaller jobs are paid on completion. Bank transfer or cash.

05

Handover & Guarantee

Site cleared, materials removed, photographs of the completed work supplied, and your written workmanship guarantee issued on the day of completion.

Why it's worth doing right

What you actually get.

Specific, measurable outcomes, not vague reassurance.

One price, in writing

Every flat roof is quoted at a fixed price after a physical inspection. No day rates, no 'extras' invoiced later.

Correct falls, correct details

We rebuild falls where they've slumped and get the upstands, drips and laps right, the details that actually keep water out.

10-year workmanship guarantee

Every full flat roof replacement carries a 10-year workmanship guarantee, issued in writing on completion.

Long service life

Correctly specified and installed EPDM, GRP and high-performance felt systems routinely deliver 20–30 years of service. We install for that horizon, not the next resale.

Site left clean

Old membrane, timber offcuts, packaging and skips managed and removed. The property looks better than we found it.

£2M public liability

Every job, repair or full replacement, is carried out under £2,000,000 of public liability insurance cover.

The detail

What proper looks like.

Materials, methods, standards, and the honest answers to the questions most people don't get told the truth on.

Materials & systems we install

Modern flat roofing has moved well beyond old-style mineral felt. On residential work we typically specify high-performance torch-on felt systems (three-layer, polyester-reinforced), EPDM rubber membranes for garages, dormers and back additions, and GRP fibreglass laminates where a seamless, foot-trafficable finish is needed. For commercial and larger deck areas we work with single-ply membranes. Each system has a right and a wrong application, a garage roof is not a warehouse deck, and the specification changes accordingly. We recommend the system that suits the substrate, the falls, the exposure and the intended service life, and we tell you honestly when a cheaper option will cost you more inside a decade.

Repair vs full replacement

Not every failing flat roof needs stripping. A localised split, a lifted lap or a failed upstand can often be repaired properly and give another decade of service. What can't be repaired is a roof where the deck is soft underfoot, where insulation is visibly saturated, where multiple areas have failed at once, or where the falls have slumped so badly that water can never truly drain. In those cases repair is a false economy, you pay for scaffolding and access to buy months, then pay for it again. We tell you honestly which category your roof falls into after inspection.

Getting the details right

Flat roofs almost never fail in the middle. They fail at the edges, where the membrane meets the wall, the parapet, the outlet, the skylight, or the abutment with a pitched roof. Correct upstand heights (typically 150mm minimum), properly formed drip edges, welted laps, correctly bonded outlet flanges and the right flashing detail at every abutment are what separates a roof that lasts from one that leaks in the first winter. We build those details to current best practice, not shortcut them because they take longer.

Residential vs commercial work

Domestic flat roofs, extensions, dormers, porches, garages, are typically smaller, more detail-heavy, and often overlooked between building trades. Commercial roofs are larger, simpler in run, but usually have more penetrations (vents, plant, rooflights) and stricter access and safety requirements. We handle both. On commercial work we can programme around occupied premises, tenanted units and business hours where needed.

Insulation & building regulations

Any full flat roof replacement in England now triggers Building Regulations upgrades to the thermal element. That usually means adding a layer of PIR insulation to bring U-values up to current standards. We factor this into the quoted price rather than treating it as an extra, you shouldn't discover a £900 addition on day three of the job.

FAQ

Everything people ask us.

Can't see your question? Call us on 0800 009 6010, 24/7.

How much does a flat roof replacement cost in York?+

Every flat roof is different, size, access, current deck condition, insulation upgrade and chosen membrane all change the number. We give a fixed written price after a free physical inspection so you know exactly what you're paying before any work starts. We don't publish prices online because it would be guesswork.

How long does a flat roof replacement take?+

A typical garage or single-storey extension roof is 1–3 days on site. Larger areas or commercial decks take longer. We give you a firm number of days at the quote stage, not a range.

What guarantee do you give on flat roofs?+

Full flat roof replacements carry a 10-year workmanship guarantee, issued in writing on completion. Minor repairs to an existing flat roof carry a 5-year workmanship guarantee.

How long should a properly installed flat roof last?+

A correctly specified EPDM or three-layer torch-on system, installed to current best practice, will routinely deliver 20–30 years of service. GRP laminates can last longer again. Life expectancy drops sharply when details or falls are wrong, which is why we quote to do the whole job properly rather than patch.

Can you repair rather than replace?+

Where it makes sense, yes. If the deck is sound and the failure is localised, a split, a lifted lap, a failed upstand, we'll repair it and tell you honestly how long that repair will hold. If the whole roof is at end of life, we'll say so.

Do you handle emergency flat roof leaks?+

Yes. We cover 24/7 emergency call-outs across York and North Yorkshire. Call 0800 009 6010 to make the roof watertight and stop further interior damage.

Do you work on commercial flat roofs?+

Yes, commercial and industrial units, offices, retail and outbuildings. We can programme work around occupied premises and business hours where required.

Is the price you quote actually fixed?+

Yes. Every quote is a fixed price in writing. No day rates, no unexpected 'extras', no timesheet invoicing. If the job takes longer than we expected, that's our problem, not yours.
